Feasibility Study

Determining if your project is feasible is a crucial first step in the land development process. Due Diligence

Due Diligence is a critical component of pre-construction and can be an extensive process depending on the project. The main objective is taking the proper precautions before committing to the project. We take a deep dive into municipal codes and laws to uncover what local, state, and federal permits and approvals you will need to complete your project. The information gathered through our process will detail the approval process, project backlog, estimated timeline and key governmental obstacles. This stage can include several elements:

Environmental studies

  • Research the specific environmental agencies, studies and approvals that will need to be obtained for the project
  • Identify qualified environmental firms to deliver the required information needed for various agency approvals
  • Outline cost estimates and schedules and manage the entire approval process on your behalf

Utility infrastructure assessments

  • Research the current on-site infrastructure and identify what additional utilities may be needed
  • Connect with local and state agencies to understand their process for installing additional utilities on site
  • Establish the cost, timing and process needed to deliver all necessary utilities to the site
Project Design

In the design phase of the development process, project plans are created and finalized in order to secure costs, budgets, timing, approvals and permits in the next phase. As the owner’s rep, we help with the team selection process and work alongside the design team to ensure the owner’s vision is captured.

We work with the operations team to ensure the project is designed with the end use in mind and the completed building can run efficiently and effectively. As designs are drafted, we manage agency comments and adjust the design process as needed to ensure there are no surprises during construction.

Agency Approvals

From assessing project plans to organizing all requirements and resources, we ensure every project rests on a firm foundation before leaving the design phase and beginning construction. During this phase we manage the approval process for local, state and federal agencies to ensure project success. We also identify and mitigate potential community opposition before it can adversely impact the project. Our goal is to gain approvals as amicably as possible to ensure future project success.

Financial Support

Investment & Construction Financing
An experienced Owner’s Rep is vigilant in managing project budget and finance. To attract banks and outside investors, we create a detailed package outlining the financial status of the project, including the pro forma, budget and debt structure. We work with your team to present project information to identify and meet with qualified investors in order to obtain the desired funds to break ground.

We identify the financing requirements needed and manage the process until funding is secured from qualified financial institutions. This includes, but is not limited to:
